What is asbestos?

Asbestos is a naturally occurring mineral that was mined and used in products up to 1999. There are 3 main types used in the UK -

  • Chrysotile (White Asbestos
  • Amosite (Brown Asbestos)
  • Crocidolite (Blue Asbestos)

Why was asbestos used? 

Asbestos was used due to its unique properties including -

  • Cheap to buy and readily available
  • Good sound insulation
  • Excellent heat and fire protection
  • Chemically inert
  • Good electrical resistance

Obviously the downside being it can be hazardous to health if disturbed

What sort of materials contain asbestos? 

Asbestos was used in numerous building materials over 3000 different products, these include - 

  • Floor Tiles and adhesive
  • Textured coatings
  • Soffits
  • Rainwater goods
  • Vergeboards
  • Damp proof courses
  • Mastics
  • Ceiling boards
  • Ceiling tiles
  • Pipe insulation
  • Header tanks
  • Roof Sheets

These are just a few examples but we recommend if there is any doubt with a suspected ACM (asbestos-containing material) you get it sampled and analysed.  

Do I need to have a survey?

Employers have a duty to manage any asbestos in their buildings, the easiest way to do this is to have a survey to identify all ACM's within the report with the location and condition and any recommendations and this help effectively manage and comply with regulations. 

Homeowners also may feel the need to have a survey if they feel they uncover possible ACM's and want piece of mind

Mortgage companies sometimes ask for a survey prior to purchase or mortgaging this has become much more common practise of the last few years.

If you are undertaking refurbishment or demolition works a survey would be required to ensure you are not going to disturb any ACM's during the works. This can include minor works such as changing front doors or replacing kitchens.  

How much does a survey cost? 

Prices of a survey vary depending on a number of things including the complexity of the site, number of samples needed to be taken and length of time on-site.

How much does removal cost?

Again prices vary depending on quantity, complexity of removal and the type of material. All waste must be taken to a hazardous waste site for disposal.
